Before you decide

  • Disclose work before it changes the accepted risk.
  • Occupied and empty areas both need review.
  • Project property and contractor liability are separate.

Prepare the renovation scope

List structural alteration, demolition, roof and systems work, occupied units, temporary protection, contractors and budget. Record what remains of the existing building and what will be added. An ordinary maintenance job and major reconstruction should not receive the same undisclosed assumption.

Travelers’ builders-risk material provides construction-property context. Ask which arrangement accepts your exact scope, existing structure and continuing occupancy.

Use a phase checklist

During workMaterials, values, security and changed conditions

ReoccupationOccupied rental arrangement and effective dates

Test the changed plan

If a cosmetic project becomes structural work, report the scope change immediately through the required channel. Ask whether values, protective conditions and liability arrangements need amendment. Do not assume an original quote includes the expanded work.

Retain contracts, vendor evidence, permits and inspections. Confirm the post-project arrangement rather than leave project coverage running without reviewing its termination provisions.
